Island Style House Plans

This is my catalog of mostly Island Style House Plans. These plans were designed for projects here in Hawaii and I'm displaying them here so you can get ideas for you own projects, and in some cases I'm willing to resell them.

Note: Viewing these plans with a computer is much easier than viewing on a hand held device, and Firefox is the best browser to use because it has a "Hand" tool that makes it much easier to move around when zoomed in. Access the Hand tool by selecting the double right arrows (>>) at the top right corner of the view window.

About Revisions

I can also make revisions to the existing plans if needed. Contact me to discuss the desired revisions and I'll send you a quote. Note: My current schedule is about 6-12 months out to make revisions and code updates.

Additionally, if you're project is in Hawaii, I can draw a Site Plan for your property (which is required for permitting) showing the location of the home on your property and any other proposed improvements.

About building codes

Codes are constantly changing and most of the plans here were drawn before our Counties here in Hawaii adopted the current versions of the 2018 International Building and Energy Conservation Codes. Therefor most of these plans have not been fully updated to be compliant with the currently adopted codes here in Hawaii, but I can in many cases update them if needed. The first two digits in the plan number is the year they were drawn. The older plans are less compliant than the newer plans. Only the plans drawn since mid-2021 are fully compliant with all current codes. However, Hawaii County adopted the 2018 International Residential Code in September 2021 and this code requires much higher structural resistance to lateral forces than previous codes.  Hawaii County now requires that structural calculations be provided to demonstrate proper resistance to wind and seismic forces specific to the location of each individual property.
